The American Homebuyers Association has advised its members to get rid of furniture they no longer need, and instead invest in items they do.
The organisation says it’s a no-brainer.
“I’m not saying you should throw it out because you can’t afford it,” said Sarah McAlpine, president of the association.
“But if you’re going to be buying a home, you want to be making the most of what you have.”
She told Al Jazeera the association has seen a sharp increase in home purchases since the end of the financial crisis.
The number of people in the US buying property has been growing steadily since the recession, and now the country has over $3 trillion in home equity, which is almost twice the amount of cash that has been lost to the economy in the crisis.
Many experts believe that, as house prices have risen, homeowners have become less concerned with the cost of owning a home.
That is why, McAlpin said, some homeowners are becoming increasingly concerned about the value of their home.
“People have become more comfortable with the value, with the possibility of selling it, or perhaps getting rid of it altogether,” she said.
“There’s a lot of interest in getting rid and replacing that type of property, which may be a little bit less appealing to some.”

“The reality is that people are more likely to spend money on furniture that’s going to work, and that’s really the thing you should look for,” said Heather Schreiber, chief executive of the real estate research firm Savills.
“They’re going the extra mile for themselves, and they’re also looking to look at things that will be more environmentally friendly.”
Schreib said that when it comes to house prices, people may be more likely than others to buy things that are more affordable.
“That means things like kitchenware, and things like furniture that can be repaired and reused,” she explained.
“It’s more of a ‘how to do it’ sort of approach, and it might be that people want to buy something that has a high-quality finish, and has a shelf life.”
She also believes that buying in a home that’s not in the market might be a good idea, especially if the price has increased over time.
“We have seen in the past that home price increases are a trend in the industry, which could be an indication that buyers are buying things that have a higher chance of being purchased,” she added.
“If the house price is rising and you’re not buying a house that’s in the best value range, that could be a sign that you’re in the right place.”
The reality is the trend for Americans to be more concerned about their home, according to Schrebits research.
In addition, the amount they spend on home improvement is also a trend.
“So, if a home is getting more expensive and you feel like you’re paying more, that’s a sign you’re taking the right steps to save,” she concluded.

You might be thinking about buying a smaller home, or considering other types of investments, such as a mortgage.
That’s because a lot depends on how much money you can afford to spend on your home.
For many people, the answer to their questions is to get a mortgage that’s more affordable and that is guaranteed to pay off.

“You should definitely not go out and buy a house because you’re worried about its future,” said McAlpines.
“Because if you do that, you’ll never be able to get that house back, and you’ll end up having to pay that interest on it.
So, you can always come back and buy that home.
You can always buy another one.
You might as well.”
There are also some things to be wary of if you are thinking about purchasing a home you know will be in the hands of the government.
“Most people don’t know that their home can be seized,” said Schreber.
“For example, if they’ve gone into the bank and charged you interest, they can seize that property.”
“The government doesn’t want people to be able buy their homes,” said the association’s McAlpas.
“And so, if you know that you can be held in debt and that the government will seize your home, that would be a problem.”
